An EICR (Electrical Installation Condition Report) is an inspection on the condition of an existing electrical installation which will identify any deficiencies against the national safety standard for electrical installations (BS7671). Over time, all electrical systems including the wiring and accessories can deteriorate so this inspection could pick up a defect before it becomes an issue.
For domestic premises, this inspection is recommended every 10 years.
For rented properties, as of 1st June 2020, the Electrical Safety Standards for Private Rented Sector (England) Regulations 2020 states that all new domestic rental properties will require an EICR every 5 years or less if the Electrician requires the installation will need it. Existing rental properties with long-term tenants will need to abide by the new regulations from 1st April 2021. More information can be found here
I can also assist if you own a premises which you are looking to rent out for the first time – I can survey and make recommendations (if required) to ensure the electrical installation meets local building regulation requirements.
If you are a tenant, it is the responsibility of the managing agent or landlord to ensure the EICR is undertaken at their cost.
